How property CGT is worked out

  1. 1. Gain: sale price minus purchase price, buying and selling costs and capital improvements.
  2. 2. Reliefs: Private Residence Relief for time it was your home, plus the final 9 months.
  3. 3. Allowance: deduct losses and the £3,000 annual exempt amount (each joint owner gets one).
  4. 4. Rates: 18% within your remaining basic band, 24% above.
  5. 5. Report: file and pay HMRC within 60 days of completion.

Common questions

What is the CGT rate on residential property in 2026/27?

18% on gains within your unused basic rate band and 24% above it, after the £3,000 annual exempt amount.

When do I have to pay CGT on a property sale?

UK residents must report and pay within 60 days of the completion date using HMRC's UK property service.

Do I pay CGT on my own home?

Usually not. Private Residence Relief exempts the gain if it was your only or main home throughout ownership; otherwise relief is apportioned and the final 9 months always qualify.
